Pre-sale Building Inspection
As the name implies a pre-sale inspection is carried out before the sale of the property and is requested by the vendor (seller). This inspection is also carried out to Australian Standard AS4349.1 and AS4349.0.
Why do I need one?
There are three good reasons why you should get a pre-sale building inspection report done before you sell a property:
so you will know in advance what the problems are enabling you to rectify them before the sale of the property, thus presenting your property in its best light.
so you can eliminate the need to negotiate selling price due to building deficiencies that may be discovered by the purchasers inspector (most purchasers will have their own inspection carried out before settlement of the contract)
so you can ensure a prompt exchange of contract and settlement on the property for the price you have asked for.
